What’s Happening in the Warwick, NY Real Estate Market?

If you live in Warwick — or you’ve been thinking about buying or selling a home here — you may be wondering: What is really happening with our local real estate market?

Despite all the national headlines about interest rates and the housing market, Warwick continues to show strength. And that’s why I always remind my clients that real estate is local. What’s happening nationally doesn’t always tell you what’s happening right here in our community.

Warwick Homes Continue to Hold Their Value

The latest August 2026 market data shows a median listing price of approximately $750,000 in Warwick, up about 3.6% from a year ago.

Homes are spending a median of about 43 days on the market, and the average sale-to-list price is approximately 100% — meaning properly priced homes are generally selling very close to their asking price.

There are also approximately 94 homes currently on the market, giving buyers somewhat more selection than they have had during some of the extremely tight inventory periods we’ve experienced.

What Does This Mean for Sellers?

If you’ve been considering selling your Warwick home, this remains a favorable market.

Buyers are still out there, and desirable homes that are priced correctly and presented well can attract strong interest.

However, today’s buyers are also paying close attention to value. The days of simply putting almost any price on a home and expecting multiple offers immediately aren’t something sellers should count on.

That’s where having an experienced local real estate professional becomes especially important. Understanding your neighborhood, recent comparable sales and what buyers are willing to pay can make a significant difference.

What About Buyers?

There may actually be some encouraging news for buyers.

More inventory means more choices, and buyers may have a little more breathing room than they did when virtually every desirable property immediately turned into a bidding war.

Mortgage rates remain an important part of the affordability equation, but trying to perfectly “time” either home prices or interest rates can be difficult.

My advice has always been simple: buy when the home and the financial situation are right for you.

If rates eventually come down, refinancing may be an option. But finding the right home in the right community isn’t always something you can duplicate later.

Why Warwick Continues to Be Special

Numbers only tell part of Warwick’s story.

I’ve lived and worked in this community for many years, and I know firsthand why people want to call Warwick home. Our Village, restaurants and shops, beautiful countryside, farms and wineries, recreational opportunities and strong sense of community continue to make this a special place to live.

That’s something you won’t find on a real estate spreadsheet.
